Understand how several sources fund one farm purchase
A farm purchase can be financed through a combination of the buyer’s cash, an FSA loan and another lender’s contribution. The FSA Down Payment program and Joint Financing arrangements are distinct structures with their own conditions; the personal contribution and outside financing must be checked for the specific route. Ask which eligibility definition applies, how each financing share is calculated and whether the proposed seller or commercial lender can participate in the intended arrangement.
Coordinate the liens, maturities and closing conditions
Review the complete transaction rather than considering the FSA portion in isolation. The other loan may have a different rate, maturity or balloon payment, and the combined installments must remain affordable. Establish who holds each mortgage, which documents each party requires and whether all funds can be released on the same closing date. Allow for valuation differences between the agreed purchase price and the amount lenders accept. A small initial equity contribution can still leave significant closing expenses and working-capital needs after the land is acquired.
