Use participation funding as part of a complete purchase plan

Iowa’s Loan Participation Program supports qualifying beginning farmers by working with a participating lender on a capital purchase. It should be assessed separately from the state’s other beginning-farmer finance routes, including tax-exempt bond arrangements. An applicant needs to establish how the purchase price, personal contribution and participating loans fit together. The program is a financing structure with conditions, not a substitute for a viable enterprise budget or an assumption that a farm purchase requires no borrower equity.

Keep the first production season funded after closing

Farm Credit Services of America provides local agricultural lending contacts, including its Perry office, for discussing Iowa property and operating needs within the relevant coverage. Before committing to land, estimate the seed, feed, machinery and household cash required during the first season. Ask how each financing participant handles security, payment dates and any balance due before the land loan is fully amortized. A beginning farmer taking over part of a family operation should also document leases, machinery access and the commercial terms of related-party arrangements.
