Compare the cost over the period you expect to borrow

A farm-loan quote should identify the interest rate, whether it can change, all compulsory fees and the repayment calendar. FSA publishes rates for its direct programs; its November 2026 schedule lists 5.625% for Direct Operating and 6.250% for Direct Ownership loans. These are dated program rates, not universal prices for commercial farm credit. Guaranteed lenders set their own terms within the applicable rules, and an advertised rate does not establish that a particular borrower will qualify.

Align payment dates with farm receipts

Compare offers using the same amount, expected drawing dates and repayment period. Include appraisal, legal, guarantee and facility costs, together with any prepayment penalty or balloon balance. A variable-rate loan needs a budget that can withstand an increase at the contractual reset points. Seasonal installments may fit production better than monthly payments, but longer gaps can change interest accumulation. Ask each lender for a written cash-payment schedule and distinguish the loan’s final maturity from the longer amortization period sometimes used to calculate its installments.
